On the second day of Cityscape Dubai, Sobha Realty unveiled Sobha Hartland II, another master-planned mixed-use property.

The famous project spans an area of eight million square feet and is situated in a highly advantageous place close to Sobha Hartland. It has 90 acres of open space and greenery, five- to six-bedroom villas, and studio to four-bedroom apartments, all of which provide ultra-luxurious living within a secure gated community.

“The project is expected to be completed in 2025. Delivery for villas and apartments is expected to commence in the second and fourth quarter of 2025, respectively,” according to a Sobha Realty statement on Tuesday.

According to P.N.C. Menon, the Sobha Group’s founder and chairman, the project is being built with skill and quality, strictly adhering to the highest standards and environmentally friendly practices.

At Sobha Realty, we offer our customers the highest standards of living with a host of lifestyle amenities, and I believe that our new project will attract a plethora of investors and residents,” he said.

Menon said that Dubai has established itself as one of the world’s top markets for luxury real estate and draws investors from all over the world.

“Our goal has been to keep pace with the steady momentum of the real estate market and the economy, and we further ensure that our operations are sustainable, in order to contribute to the UAE’s vision of achieving a clean and green future,” he said.

Strategic location

With stunning views of the Ras Al Khor nature sanctuary and Burj Khalifa, Sobha Hartland II is only seven to ten minutes from downtown. It has modern living amenities like a clubhouse, places of worship, a school, a crystal lagoon with retail shops on the waterfront, and a community shopping center, among others.

The villas also include a central, private body of water with a beach edge, which enhances the project’s appeal. In the neighborhood, approximately 8,000 trees would be planted, and more than 50% of the land would be set aside for parks and other open areas.

The Sobha Hartland II is a testament to our commitment to offering our clients the best and most sustainable living standards as well as a variety of opulent lifestyle amenities, according to Francis Alfred, managing director of Sobha Realty.

“We have integrated the latest technological innovations across the project and expect this master plan to be one of the most sought-after residential properties in the Emirate. We operate with an aim to attract local and global investors through our unique and top-quality offerings, and we strive to continue raising the quality benchmark for the luxury real estate segment,” Alfred said.

The developer launched “Sobha One” on Monday. It consists of five connected towers with apartments ranging in size from one to four bedrooms and duplexes with two to four bedrooms. The group anticipates that the growth in population and the UAE’s position as the safest nation would cause its sales to climb by a third to Dh12 billion in the upcoming year.
